A simple checklist that protects your money: verify the title, confirm the survey, inspect the site, use a lawyer and pay only to verified accounts.
Land is one of the best investments you can make in Nigeria — but only if the paperwork is right. Before you pay a kobo, run through these five checks.
1. Verify the title at the land registry
Ask the seller which title document backs the land (C of O, Governor’s Consent, Deed of Assignment, etc.) and confirm it at the relevant state land registry. A search will show whether the land is under any government acquisition or dispute.
2. Insist on a registered survey plan
The survey plan shows the exact boundaries and size of your plot. Compare it with what you see on the ground and confirm beacons are in place.
3. Inspect the site in person
Visit the land, talk to neighbours and check access roads, drainage and flooding history. Photos can hide a lot.
4. Involve a lawyer early
Have your lawyer review the contract of sale, title documents and payment terms before you sign.
5. Pay safely
Only pay into the official company account and always collect an official receipt. Never pay to an individual’s personal account.
